- Price band matters. Move-up inventory in Windsor, Rohnert Park, and Petaluma tends to move faster and more affordably than Healdsburg or Sonoma proper. Your target town shapes your strategy and timeline.
- Contingent offers can work here — if they're written well. In a balanced market, a clean offer with a sale contingency is often accepted, especially when your current home is priced right and close to list-ready.
- Financing bridges exist. A bridge loan or a HELOC on your current home can let you buy first and sell after, so you move once instead of twice. Whether it pencils out depends on your rate and equity.
